We all know by now how important drainage management is - that goes for all types and it’s especially important for new builds. Drainage systems change how they work over time as new systems come into existence, and in a new build the untested ones can prove a little temperamental in the first few weeks and months.
Issues can arise from a new and untested drainage system.
If they’ve never been used before you are going to be dealing with a completely new system that won’t reveal any issues until it’s been put to use over a significant period of time. They’re not easy to correct in the beginning because any anomalies aren’t immediately obvious in the first instance.
Incorrectly laid pipes, poor drainage and blockages.
New pipes are dug into the ground on a new build and they may not always have been laid correctly. Some of these problems could be things like the wrong size pipes being used, or pipes being placed incorrectly, which as you can imagine can lead to issues later on. Things like this can lead to poor drainage and blockages which can result in water being drained back into the house.
Flooding and garden drainage.
Gardens can drain incorrectly resulting in flooding into other properties. It’s a common problem unfortunately where not enough garden drainage has been installed in an effort to keep the build simple and cost effective.
What can you do to minimise any unforeseen problems?
Well, it’s best to discuss with a drainage expert if you think there may be problems with the drainage at your property. As soon as we’re aware of something early on, it’s much easier to diagnose the problem and put together a workable solution.
Liaising, healthy environments and healthy drainage systems.
There is much a drainage team can do to stop these problems from occurring in the first place - and that’s down to the building team behind the project liaising with the drainage experts to ensure a safe and healthy environment in which to work, where drainage is thought about properly before anything is laid down, preferably at the planning stage.
New builds and legislation.
Before the new build is put together at all, all relevant teams should liaise and consider all relevant legislation wherever the build occurs. Other things like care taken when connecting existing pipes, or thinking about where the flow of water should go all helps.
CCTV Drain Survey
Arrange a CCTV drain survey if you can and this will help identify any issues beneath the ground before they occur. Always be vigilant where drainage care is concerned from the minute you move into the property.
